It's no secret that the real estate market has seen a huge increase in the number of homes that have been foreclosed on and re-possessed by banks. The real estate industry labels these homes as Bank Owned Homes or (REO´s), which stands for Real Estate Owned.

San Diego REO´s have shot up considerably over the past several months. Savvy investors and wise 1st time home buyers have been taking advantage of the situation.

Whether you are a first time home buyer, novice investor or an expert in flipping homes we can provide you with a valuable service at no cost. Banks want to get rid of the inventory of homes that they own as soon as possible, they hire agents like us to unload these homes.

As a buyer of an REO home you pay no commission or any other fees for our services. The banks pay our commissions; essential our service is free to you.

We can help with:

1) Locating REO homes.

2) Comparing and analyzing their value (Just because it´s an REO doesn´t mean it a great deal)

3) Helping you with the inspection phase. Most banks do not provide the same disclosures you would get in an ordinary purchase. Therefore, you have to know how to inspect the property to make sure that there are no major defects with the home.

4) You have to make sure the home is free of any liens and that the title on the property is clear.

These are just a few examples of what needs to happen. We will assist you through the entire buying process, making sure you get the best deal with the least amount of risk.

Buying an REO home in San Diego can be a great investment or a means by which to get into your first home. Either way you have to be very careful and choose the right home. Most REO escrows can be closed within 30 days unlike a short sale which could take several months.

If you are interested in exploring your options remember to do it will an experienced agent. Call us for a list of REO homes which we will be happy to email to you.

Testimonials

"Kayvon is an excellent real estate agent and I highly recommend him. His knowledge of the market is always up-to-date and insightful, and I really think he works well with other agents to make sure the deal gets done, while still protecting the interests of his own client, first and foremost."

Larry Algaze

Kayvon,

I´m grateful and appreciative of how you managed this transaction for the benefit of Mr. & Mrs. Johnson.  Our mission at the California Department of Veterans Affairs is "To Serve California´s Veterans & their Families."

Thank you for the instrumental part you played to make this happen.

 Linda G., Cal-Vet Manager

I think I was very clever to pick you up you as my agent. I am very proud of myself :))

Thanks a lot for all your help and your patience. I'll definitely will refer you to anyone who is looking to buy or sell. Let's keep in touch in the future. I'd like this closing to be a opening for a new friendship.

Regards,
Ali Afsahi"

"Thank you so much for helping us find our dream home! We are so appreciative for all your efforts and the time you spent with us throughout this process! Thank you for your advice, expertise and professionalism. It has truly been a pleasure working with you and your team."
Tiffany & Dan Sepp

"Kayvon, you have proven to us that you are great at what you do. Unlike our previous agent we appreciate that you took the time to market our home and sell it in such a short time, even with the market being as slow for sellers, as it is. We will without a hesitation refer our family and friends to you."
Rick & Erica Boyd

"Great job! Keep doing what you are doing. In this day and age its not often that we are pleasantly surprised by excellent service and professionalism. Ryan and I love the house and are almost done decorating it. We also wanted to thank you for the great job you did on getting us so close to our asking price for the Point Loma house. If not for your advice we may have accepted the lower offer, thereby not allowing us to buy this house. Youre the Best!"
Mr. & Mrs. Reynolds

If you are considering Buying San Diego Real Estate ,you should first consider how close you want to be to the ocean. The reason this should be your first consideration is because location is the number one factor that influences the price of San Diego Real Estate. Simply stated the closer to the ocean you are, the more expensive your San Diego home is going to be. The most expensive and most prime real estate in San Diego boarders the Pacific Ocean. The select few neighborhoods of La Jolla, Del Mar, Solana Beach , Rancho Santa Fe and Coronado are the most expensive real estate locations in San Diego. If you are considering buying a home in these affluent communities, you should be prepared to begin your search at a minumum of a million dollars for a single family home.

However, if you are thinking about relocating to San Diego don't let the high prices of La Jolla, Del Mar, Solana Beach , Rancho Santa Fe and Coronado scare you off. San Diego has several communities that are just as beautiful for considerably less money. The general rule is that the farther east you go the less expensive the real estate in San Diego gets. Remember, the median price in Central San Diego is $540,000 for a single family home and $415,000 for a condominium. Communities like Poway, Carlsbad, Carmel Valley, Point Loma and several others are all worth considering when moving to San Diego. Poway in particular is know for its great school system and many families have chosen to move to Poway for this reason. Oh ya don't forget Scripps Ranch, which is also a great family neighborhood.

If you are in search of a more urban, fast-paced life-style then you may consider one of the eight neighborhoods of Downtown San Diego. Downtown San Diego has undergone a major re-development, catalyst by the construction of the Downtown Ballpark. The East Village neighborhood of Downtown San Diego used to be a place you wanted to avoid at all costs. However, with the re-development of the area, East Village now boasts several new high-rise condo projects that are upscale and trendy, many of which have a view of the ballpark and the San Diego Bay. Downtown living, as expected, is fast paced and the vast majority of the homes are mid-rise and high-rise condominiums.

Mission Hills and North Park are also areas that will be of interest to those who are seeking a more urban life style but prefer living in detached, single family home. Mission Hills is located just minutes north of Downtown San Diego. One will find charming Craftsman style homes in this area. North Park is northeast of Downtown San Diego and sits on the north side of Balboa Park. Within minutes walk to the San Diego zoo or the museums of Balboa Park North Park is centrally located and has many restaurants and shops near by.

San Diego has something for everyone. Whether you are an ocean lover who likes the excitement of waking up early and being one of the first surfers to hit the waves or if you prefer hiking in our vast desert you will find that there is no place as relaxing and yet bustling as San Diego.

Forget the traffic, pollution and pace of Los Angeles; San Diego is the quintessential beach town in California. San Diego is the most southwestern piece of real estate in America, bordering Mexico to the south. Due to San Diego's superb climate and location on the Pacific Ocean, San Diego is a major tourist destination. Many cruise lines have made San Diego a premier port on their west coast cruises, which often start in Los Angeles and go all the way down to Mexico. Tourists can enjoy the endless activities San Diego has to offer from spending a day with the kids at Sea World, San Diego, to making a short journey down and across the border to Tijuana, Mexico. Visitors traveling from San Diego into Mexico can expect to shop in bazaar type shops on Ave. Revolution or travel a bit further south to Rosarito and have a Lobster lunch like no other.

If traveling to Mexico is a bit to adventures for you, you might consider spending the day at either the various museums at Balboa Park or exploring the World Famous San Diego Zoo. The Wild Animal Park is a bit further north of San Diego but it is an experience that you should not miss.

So, whether you are considering a permanent relocation to San Diego and you have you eyes set on that prime real estate or if you are just coming for a visit you are sure to not want to leave the beautiful city of San Diego anytime soon.
