Thank you for your interest in our property management services.  Above and beyond helping buyers and sellers in traditional real estate transactions Kayvon & Associates created Harland Realty as a full service property management firm. We provide property owners with stress free, full service, property management at competitive rates. Once we take over the management of your rental property you need not do anything aside from relax and see your monthly rent checks deposited into your account.

We manage all types of properties including full service property management for San Diego condos, single family homes, investment properties, commercial and industrial properties.  We currently provide our property management services to almost all areas of San Diego County.  However, we do specialize in properties that rent for $3,500 a month or more, exceptions to this are made for clients who buy or sell a home with us. Property Owners:

We have different levels of service to meet your needs. If you are having trouble finding and screening your tenants but would like to take over after a tenant has been placed, we can accommodate you. On the other hand, if you do not want to deal with any part of the leasing or management of the property, we will take care of it all. Below is a list of some of the full service property management services we offer.

Marketing and Leasing Services:
Marketing your property with full Realtor MLS submission is desired.
Showing properties to prospective tenants.

Screening:
Tenant screening: Includes but is not limited to credit checks, eviction records and previous rental history.
Negotiating rental rates, fees and lease agreements.
 
Accounting:
Rent and fee collection.
Obtaining bids and paying invoices to service providers and contractors.
Direct deposit for rents collected to property owner’s bank account.
Quarterly statements sent to property owner.
Year end income expense statement for property owners to assist them with tax preparation.
Budgeting and reserve management.

Property Preservation, Renovation and Maintenance
Move-in move-out inspections.
Rental property preservation/maintenance: Including property improvements, project management for small and large remodeling and repair jobs, landscape maintenance with reliable licensed contractors that we have worked with for years. We will continue property preservation and weekly property checks in between tenant occupancy.
